Brief:
The client had a specific brief requiring that the site be maximised for the available floor space & secure parking. As a client HIA required a distinctive landmark building which conveyed the professional and established association of HIA while providing ample space for the association to operate and grow.

Response:
The requirement for maximum floor area and secure parking resulted in a plan where there is very little ground floor area. The majority of the floor area is located on the first floor, with a parking lot beneath the building. This condition to supply secure parking allows for screen walls to surround the parking, effectively destroying the unwelcome illusion that the entire building is floating over a car park.
Extensive use of glass and louvre systems on the front facades complement the contrasting paint colours and feature panels of Donnybrook Sandstone. Jet black Alpolic awnings and glass balustrades to the balconies add an air of sophistication and contribute to the corporate sensibility of the building, helping make a landmark building at its prime location on a busy corner.
