Client Brief:

To create three tenancies on the one site that has the maximum floor space possible. The primary tenant was Monro’s Furnishing’s (a contemporary furniture showroom franchise) who requested that the building should be in a similar style to the Melbourne ‘space’ building. All to be achieved within a tight budget. Only external work and basic internal works were to be included, as each tenant would complete their own internal fit out.

Explanation of Brief and Design Solution:

The creation of the maximum allowable floor space was a careful balance between parking and setback requirements and the area of the site.

The resulting façade treatment allowed the tenants to exist within a unique and different structure, which conformed to the Monro’s Furnishing’s requirement of a distinctly contemporary styled building. The three large monolithic signage statements across the street façade of the structure allows each tenant to have dominant street advertising presence, yet keeps the signage within a carefully restrained location so as not to over whelm the building. The use of primary colours of red and yellow compliment and contrast with the modern commercial materials of glass, steel and silver metallic custom orb, while also contributing to the iconic nature of the overall structure. The Monro’s Furnishing’s portion of the structure, while separated from the other tenancies by a service lane to the rear of the site is proficiently linked to the other tenancies by the feature element of a floating roof. This allows the Monro’s Furnishing’s tenancy to be read as an individual structure, yet also as part of the one complex of three structures.
