Client Brief:
 
The client had a very simple, yet demanding brief – to create as much leasable floor space as possible on the site housed in a contemporary office building.
 
Design Solution:
 
In order to maximise floor space as much as possible an L-shaped under croft car park was constructed at the rear of the site, with access from Hasler Road at the right of the site.
 
A single tenancy occupies the ground floor level along with a central entry foyer and lift that serviced the two levels above. The layouts of the first and second floors of the building were essentially identical with divisible office space to each floor.
 
The interior of the building was designed as tightly as possible to Australian Standards and BCA requirements so that the largest possible floor space could be obtained while still maintaining a light and spacious feeling throughout the central circulation areas and complying with all disabled, fire and access requirements. Extensive glazing to the north and south flood the interior with natural light whilst light wells to the east and west filter light into the core.
 
The main façade is comprised of a striking box cantilevering over the car park entrance of green colourback and green tinted glazing. Red Alucobond feature elements frame views of the streetscape and accentuate the geometry of the building. Deep recessed balconies clad with Silver Metallic Alucobond and frameless glass balustrades provide further connections with the street. Polished concrete panels and feature face brick act as a solid foundation at ground level.
 
The internal fit out was completed by others.
