Client Brief:
The client had a very simple yet demanding brief, to create as much floor space as possible on the site for 20 strata titled offices which they were intending to sell off as soon as construction was complete.
Design Solution:
In order to maximise floor space as much as possible an undercroft car park was constructed at the rear of the site, this car park was then accessed from the City of Joondalup’s central car parking area.
Two tenancies were provided at the ground floor level along with a central entry foyer and lift that serviced the two levels above. The first and second floors of the building were essentially identical in appearance with nine tenancies to each floor.
The interior of the building was designed as tightly as possible to Australian Standards and BCA requirements so that the largest possible floor space could be obtained while still maintaining a light and spacious feeling throughout the central circulation areas and complying with all disabled, fire and access requirements.
Externally the building essentially had only two facades, the North (facing Reid Promenade) and the South (facing into the Joondalup City car park). Both these facades were treated similarly with a very modern palette of materials, metallic silver Alpolic, Colourback and green tinted glazing, metallic Colorbond cladding, horizontal random stone and marble cladding. The East and West facades were blank parapet walls against the adjoining buildings.
Aluminium sunshades and louvres were used in conjunction with the horizontal and vertical Alpolic fins extensively on the Northern façade. These helped to both shade the building’s interior and also gave the elevation three dimensional depth with the play of shade and shadow across the façade.
The end result was a contemporary structure that fitted neatly into the streetscape of one of the main roads through the City of Joondalup.
