Client Brief:

The client’s brief was to extend and renovate the existing premises to provide an up-market and refined office environment for their growing client base and also their employees. There was also an important requirement that the building was to have an easily recognisable and dominant street frontage, which would easily allow people to identify the building and also locate it from the main street of Rokeby Road. On site parking was limited to a few car bays at the rear of the existing building so concessions were to be gained from the City of Subiaco in relation to parking requirements. The client also had an important requirement to remain in the existing building while it was being renovated and extended, therefore disturbance to the client was to be kept to a minimum.

Explanation of Client Brief and the Design Solution:

In order to provide the building with a dominant street frontage the extension to the existing building was located as far forwards on the site as possible and was made double storey, although this also aided in obtaining the required additional floor area. This gave the building a large street presence but also kept the façade at the same scale as other buildings within the same precinct. 

The double storey addition was finished in expanses of glass, Colourback glass and aluminium sunshade louvres. This gave the building an open and contemporary atmosphere to complement the clients desire to present themselves to their customers as a modern, fresh company. A high parapet wall hard up against the adjoining council car park was finished in a dominant dark purple to draw attention to the building and emphasise its street presence and signage. This street dominance was offset by the addition of a first floor balcony and a series of awnings above the entry to give the building a welcoming and accessible frontage while also guiding people to the front door. 

An additional car bay was provided directly in front of the building but a concession on car bays was obtained from the City of Subiaco, as the building is adjacent to an existing council car park. In order to keep the disturbance to the tenants to a minium while renovating the building; the extensions at the front of the site were completed first. Following the tenants relocation into the completed extension the remainder of the building was renovated to match the new addition. Internally a colour scheme similar to that used externally was used with deep purple and burgundy colours complemented with off whites, timber paneling and timber floors. Glass partitioning internally continued the contemporary atmosphere and maintained an open and airy relationship between the rooms.
